How much does it cost to work with a buyer’s agent?
Nothing out of pocket. The seller pays the buyer-side commission at closing, agreed in the listing agreement. We’ll explain how compensation has evolved post-2024 buyer-broker reforms in the first call.
Do you handle Charleston historic-district overlay approvals?
Yes. South of Broad, Ansonborough, Harleston Village all sit under the BAR (Board of Architectural Review). We coordinate the application, drawings, and hearing scheduling as part of the listing or purchase.
What about flood zones on the peninsula and barrier islands?
Every listing we represent ships with the FIRM panel, current flood-zone letter, and elevation certificate where available. We tell you what flood insurance costs *before* you write the offer.
Can I see homes before they hit the MLS?
Often, yes. Coming-soon and pre-MLS listings circulate among Charleston brokerages 5–10 days before public listing. We share what we hear with our active buyers under NDA.
